Why work with a mortgage broker?

In a market where houses may sell for more than the asking price and qualifying for a loan can be challenging, it pays to have an expert on one’s side. There is a loan for everyone and the right mortgage broker knows how to find it.

A mortgage broker will spend the time and energy seeking out the best mortgage for the client by contacting a wide spectrum of lenders, obtaining information about interest rates, fees and closing costs, and comparing available loans. Instead of being limited to the programs that a bank may offer--which may not be the best "fit" for the client’s needs--a mortgage broker has access to a veritable smorgasbord of loan programs. And a mortgage broker, the "travel agent for mortgages", is compensated by the lender...not the client.

A mortgage broker offers the only lending relationship where the client has representation throughout the loan process...from pre-qualification to closing.

The mortgage broker is "the borrower’s advocate". If a client’s particular financial situation doesn’t fit the parameters of the traditional lenders and (s)he is more difficult to qualify, a mortgage broker has the ability to "shop" around for the right financing.

Additionally, some people may want more flexibility in the amount they borrow than what is offered to them by their bank. A mortgage broker is able to find them a lender who will, for example, lend them money with a lower down payment than their own bank may require.
