About London Terrace Towers
London Terrace Towers is composed of the four corner buildings which contain approximately 650 units. There were originally 710 prior to the combinations made to form larger apartments. The building numbers are 405 West 23rd Street, 465 West 23rd Street, 410 West 24th Street and 470 West 24th Street. Floor plans of all four towers are available by clicking here. The center of the block is known as London Terrace Gardens, and although it was built as one entity, is managed separately. The Gardens can be reached at LondonTerrace.com. The Towers went Co-Op in 1986, and as of October, 2011 is about 85 percent owner occupied. If you are interested in a rental apartment, please visit the Gardens, however there are occasionally shareholder apartment available for rent. They will always be listed on my site. Listed below are some of the features of the building.
Roof Garden/Sun Deck
The Roof Garden/Sun Deck is located at 470 West 24th Street. It features some of the best views in NYC, and lounge chairs are available. The roof deck is open from April 1st until November 30th at the following times:
April and May 9:00AM to 8:00PM
June, July, August and September 8:00AM to 9:00PM
October and November 9:00AM to 5:00PM
Each resident is permitted to bring two guests with them when visiting the roof. A valid London Terrace Towers ID card is necessary in order to gain access. Roof deck hours are extended on holidays such as the 4th of July, when we have a great view of the fireworks, check your lobby for postings. Keep in mind that the New York City Fire Department has established a maximum occupancy of 150 persons.
The pool, located in the 465 West 23rd Street building. It features a sauna and steam room in each of the locker rooms. It is for use only by the residents of London Terrace Towers or London Terrace Gardens who must have a valid building ID. Guests are permitted when accompanied by the resident who has obtained a guest pass from the Management Office. The current fee is $12.00 per guest.

Saturday and Sunday 9:00 AM to 6:45 PM

The Health Club is located in the 465 West 23rd Street building.
It is for use only by members who reside in London Terrace Towers or London Terrace. The current fee is $ 400 per year. There are discounts available for Senior citizens and for multiple residents from the same apartment when both names appear on the lease or stock certificate who register at the same time.
The hours of operation are:
Monday through Friday 6:00 AM to 10:00 PM
Saturday and Sunday 8:00 AM to 8:00 PM
The Health Club hours are restricted during some holidays, the times will be posted in both the lobby and Health Club.
The Health Club currently offers a variety of classes that are available to the members. The type of classes and the scheduling are subject to change.
There are two bicycle rooms in the complex – one located in the 410 West 24th Street basement and the other located in the 470 West 24th Street basement. The available spaces are assigned on a “first come” basis to shareholders. Rental tenants may be accommodated, space permitting.
There is a $15.00 per month fee that is billed on the maintenance/rental statement.
There are two laundry rooms available for use by the residents. They are located in the 405 West 23rd Street basement and the 465 West 23rd Street basement.
They operate with the SmartCard system – so no coins are needed. There are large capacity washers and dryers available in each facility.
They are open 24 hours a day and are monitored by closed circuit television at the Lobby Attendant’s desk in all four lobbies.
Time Warner’s RoadRunner, Earthlink and FiOS are the three operating systems currently operating in London Terrace Towers and in the Gardens.
London Terrace Towers is wired for Time Warner Cable. Due to the high usage in the building, all users receive a discount off the standard rates. See www.twcnyc.com for more information about their service packages and pricing. Both Digital Television (DTV) and Road Runner Cable Modem are available.
All four tower buildings are served by elevators. There are no steps or other obstacles from the street into the lobbies. Apartment entry doors typically provide 31″ clearance. Un- modified interior bathroom doors are narrower with 25″ clearance.
Frequently Asked Questions
Can I move in on the weekend?
No. All move-ins are scheduled during business hours M-F either 9 to 1 or 1 to 5. A $500 deposit check is required payable to London Terrace Towers Owners. You must register your move with the main office at 212-675-2000 and can learn more about procedures from the staff.
Can I schedule a delivery on the weekend?

Yes. 2 Guests for each valid London Terrace Towers ID.
Are parties allowed on the Sun Deck?
Can I pay by cash for my health club membership?
No. Only checks are accepted.

How do I get a photo ID?
Visit the Management Office located in 405 W. 23rd Street, 2E, during business hours M-F between 9 & 5. If you are a resident in the Gardens, please bring a copy of your current lease renewal with expiration date and your Gardens ID card.
Can a guest in my apartment get a photo ID?
No. Only London Terrace Towers residents and their roommates may have photo IDs.
Can you recommend a contractor to do work in my apartment?
The Management Office does have the names of contractors who have done work in tenant’s apartments, but we do not make any recommendations.
How often does the Board meet?
The Board of Directors meets once a month in the Management Office.
Can I attend a Board meeting?
No. The Board meeting is only for Board Members. However, there are quarterly informational meetings for shareholders and the annual Shareholders Meeting is held each November at which time the Board presents an update of fiscal and other matters. It is also during this time that the current and possible future board members are elected by a process of voting shares.
